Alloggia Blog Is Airbnb still legal in Germany?

Thousands of apartments are offered in the major cities of North Rhine-Westphalia on platforms such as Airbnb. In many cases it is illegal. The city of Cologne even speaks of organized crime and wants to stop the abuse of housing.

Dusseldorf

On Thursday, August 29, 2019, the Düsseldorf city council passed a stricter housing regulation. He forbids short-term, i.e. daily, rental of holiday apartments via providers such as Airbnb.

A short-term rental is when the living space is often rented out for a short time and thus more money is earned than with a regular rental. Such rentals are now fundamentally prohibited in the future. Violations can be punished with a fine of up to 50,000 euros. However, special permits should be possible.

In addition, according to the new statutes, apartments should not be vacant for more than six months. In the case of a renovation, the deadline is extended to one year. The innovations are intended to relieve the Düsseldorf housing market.

Alloggia Blog Secure apartment booking

As the operator of an online marketplace or booking portal for holiday apartments and temporary living, an important task is to create trust. In order to do justice to this task, we have taken a whole series of measures:

Verification of the identity of guests and landlords

The identity of all landlords on our booking portal has been checked. In most cases we know our landlords personally or have regular telephone contact. New landlords have to overcome a few hurdles before their advertisements can be activated on our booking portal. A spontaneous placement of unchecked apartment advertisements is therefore not possible on our online portal.

Booking inquiries from our guests are also checked for plausibility. In the event of doubtful information about the person or address as well as other queries, we will contact the guest by phone and try, as far as this is possible by phone, to clear up any ambiguities. If the doubts about the identity cannot be resolved after a telephone conversation, we ask the guest to send us a copy of their identity card. In addition, in these cases, a deposit in the amount of To pay 20% of the booking amount to the landlord.

We generally recommend that our guests call us personally at least once before making a binding booking. This is especially true if you have never booked with Alloggia before.

Quality guidelines

In our quality guidelines, we have defined a standard for the apartments we have brokered, which our landlords are generally not allowed to fall below.

Alloggia Blog Temporary living

Temporary living is a modern and very flexible way of living for people who only need a fully furnished apartment for a few weeks or a few months. Just rent your new home and move in immediately. If you take a job in another city and don't want to move completely, you have a retreat with a temporary apartment and can calmly look around for a permanent apartment or home.

Do you have a temporary job or take on a project in another city? Perhaps you are also attending a seminar or internship lasting several weeks or are a student with a semester abroad? Even with extensive construction work or due to water damage in your apartment, the temporary rental of a replacement apartment can be a sensible solution.

Many apartment rental companies on our online marketplace also want long-term rentals. On our booking portal you will find fully furnished apartments in the best inner-city locations of Cologne, Essen, Dortmund, Düsseldorf and many other cities in North Rhine-Westphalia. The offer ranges from simple mechanic apartments to exclusive designer apartments that can be rented from 2 months to 12 months.

Alloggia Blog Quality promise

Every guest should be allowed to feel comfortable in our apartments. That is why we have separated from numerous landlords in the past few years because of various poor performance. Unfortunately, however, it does happen in individual cases that some landlords do not fulfill their obligations adequately. In order to prevent further breaches of contract by our landlords, we would like to point out the following again:

The guest has the right to be provided the holiday apartment for the contractual use, i.e. the apartment must be clean, have the agreed equipment and size and the furnishings must be complete and usable.

In addition, every guest can be confident that the vacation rentals on offer comply with our quality guidelines.

For accommodation contracts (guest accommodation contracts) the tenancy law §§ 535 ff. BGB applies, provided the landlord is not a tour operator (travel law).

Alloggia Blog Search order

You cannot find a suitable apartment on our booking portal or the desired apartment is already occupied? This is not a problem. Simply send us a free search request and let us know your requirements. The search request is immediately forwarded to our landlord network in the city concerned and can be processed there without delay. After feedback or consultation with our landlords on site, we will create an individual offer that we would be happy to send you by email. If there is still no apartment available, we will look for accommodation in other marketplaces that meet your individual requirements. As it often takes some time to process individual search requests, please be patient. However, processing usually does not take longer than 1-2 days.

If you have any questions or problems, we would be happy to offer you our free telephone advice on +49 571/5967 5350. Outside of our business hours you can also send us an email to info@alloggia.de or use the chat function of our online marketplace.

After your binding booking, you will receive a written booking confirmation from us by email, which is attached. For longer booking periods of two months or more, you will receive a written accommodation contract accordingly. Please print out this important document or save it on your smartphone.

Please carefully check all the information in the booking confirmation. If we make a mistake, please let us know as soon as possible. We will then issue you with a new booking confirmation.

If you have further doubts about the desired rental property or the landlord, you should make a phone call with us. So you can clarify details and uncover contradictions.

In addition to information about your trip and the booked apartment, you will also find important information about the terms of payment. Our landlords usually require a 20% deposit.
